Built around the way property professionals actually work.
If you hire cleanouts more than a few times a year, the last thing you need is a new conversation each time.
- Standing rates — no per-job haggling
- Priority scheduling — your jobs first on the calendar
- One direct line — no intake routing, no sales team
Why partner accounts exist
We built the business around the repeat callers.
Most of our work comes from realtors, property managers, and estate attorneys — people who handle properties for a living.
They need a vendor that will commit to a date.
Partner accounts make the relationship operational, not transactional:
- Set up once
- Single intake lane — email, text, or phone
- Standing rates by job type
- Priority on the calendar
- A direct line for anything urgent
No referral fees. No tiers. No loyalty programs.

Realtors.
The cleanout is almost always the part that puts the closing at risk.
- Sellers underestimate scope
- Unlicensed crews flake or overcharge
- Nobody commits to a number until they’re standing in the garage
- The clock keeps ticking
How the realtor lane works
- One account — no new setup per job
- One intake message: address, scope, deadline
- Fixed quote within 24 hours
- Scheduled crew shows up on the date we said
Most jobs booked within a week. No referral fees, no kickback program.

Property Managers.
- Per-unit standing rates by size tier
- Same-day turnaround on requests before 10 a.m.
- Photo set of every cleared unit by end of business
- Consolidated monthly invoicing — one PO across the portfolio
Rates below are starting ranges for standard condition. Post-eviction, hoarder, and multi-day scope are priced after walkthrough.
| Unit tier | Standing rate | Typical turn |
|---|---|---|
| Studio / 1BR | $[375] – $[625] | Half-day |
| 2BR | $[550] – $[950] | Half to full day |
| 3BR+ / duplex | $[850] – $[1,600] | Full day |
| Post-eviction / heavy scope | Walkthrough-based | Priced to scope |
Real rates populate at partner-account setup. Portfolio volume (10+ turns / year) unlocks a lower tier across the board. Open a PM account →

Estate Attorneys & Executors.
Attorneys bring us in when a property needs to be cleared — and the family, the executor, or the probate window needs to stay intact.
The relationship runs through your office or directly with the family — whichever serves the estate best.
Yes. We send invoices to the estate, the attorney’s office, or the executor — whichever the probate plan calls for. W-9 and certificate of insurance available before the first engagement.
Scope summary, selective-keep log, disposal record, and before/after photos. Delivered to your office at job close, typically within 48 hours of completion.
With written authorization from the executor or attorney, yes. We don’t advise on probate scope — your office defines what’s authorized, and we work inside it.
We don’t appraise, auction, or run estate sales. We clear after those are done. We also don’t handle disputed-contents work without clear written authorization from the responsible party.
Email or phone works. We handle the first call softly — estate work is rarely someone’s good week. If you’d rather we stay in the background until the family is ready, say so and we will.
